I know that in Melbourne quite a few of the apartment buildings have used that cheap Chinese cladding that just goes up in flames.. we saw a fire at a building at Docklands where fire raced up the outside of the building, similar to that disastrous one in the UK where so many people lost their lives

I rarely get involved in political comment or any heavy discussions because I want this to be my happy place but I feel I need to comment on this.
Anyone with half a brain would know that this outcome was imminent. I have been voicing my concerns for about 20 years. Corruption is rife everywhere and especially the building industry. The mighty dollar comes before life and limb. Buyers have been warned not to buy off the plan, yet they still do. I guess it doesn't matter to the buyer if they live overseas and will be renting it out. They won't die if the building collapses and insurance will take care of the bill. I would not buy an apartment in Sydney for $1.

Built by overseas company..more likely to bend the rules, cut corners?
Certainly not good enough..whoever is building them.
Canberra There's a new one , more upmarket than some (Geocon), near where I live and in several apartments the residents can hear a loud knocking noise. Not a safety issue but still not acceptable.
Also faults in other new apt blocks..one where builder has now gone bust.

Developers have taken over South Perth and are continuously fighting council regulations and locals to get their monstrosities up. There is no concern for anyone but how to make more money. They have killed a lot of businesses in the area because of traffic concerns with all the construction going on.

As in “off the plan”? That means when the purchaser buys the property before it is built i.e., when it is still just a plan. Most developers need to sell a certain percentage of the properties before construction starts in order to fund the project.

In my suburb they're building the tallest apartment buildings outside of the CBD.... 36 stories.. they've already finished one and a 2nd one is under constuction

Sin, the problem with buying off the 'plan' is that the developer can change the plans and you might not get what you thought you were paying for. A very prominent bad boy here in Sydney who has been charged with many crimes lately, was developing a block of apartments. He sold them off the plan and then lessened the room sizes which allowed him to build extra apartments. There was nothing the purchasers could do. You could also pay your deposit and the builder goes bust. No way to get your money back. It doesn't happen in all instances but it is happening more frequently.

a lot do Sin.. especically Chinese investors... the advantages to them in buying ''off the plan"" is paying less stamp duty ( which is a tax we pay when purchasing a property) also they can re-sell the apartments for more once they're finished and maybe make a profit.. as prices here have really escalated over the past few years..... Prices are coming off the boil a bit now and the high rise apartments will be the first to suffer.. developers are still building them though, and there are so many of them

wow...that article is like a blast from america's past, thank you for providing the link for me, deb! i think it's been since the 70's that that kind of contract was made illegal in most states, i think it's a federal law now too. if you buy a house to be built now, the contract locks the developer in on finished product,lot size and community amenities,from what i've seen in my family and friends building contracts. in one case, they couldn't get the flooring my friend had picked, an they had to give her the similar much more expensive flooring at the same price as what she picked. *btw, zebrawood floors are pretty cool, and make cats bonkers, hers at least, lol!*

I hate the fact my son lives in a high rise apartment.
He first moved into one on the 17th floor, now he lives in one on the 24th floor.
They freak me out- death traps as far Im concerned- give me the ground floor every time.

It would have to be the ground floor for me too. You don't know if the residents downstairs are smoking in bed or getting drunk and falling asleep with the chip pan on.

The Opal Tower in Sydney...
Owners stuck with the apts they have purchased. If the building did get cleared in the future..sale price/demand for them would be very low.
Tenants most likely would want out even if the building was cleared.
They should be allowed out of any fixed leases now..so they can find new perm accommodation...instead of the uncertainty they face now.

I think it is strange too. Those figures don't add up. No new units built in Sydney lately sell for just over 500,000.00. Why would a developer sell 11 for half of what they would get on the open market?
Edited to say, just on the news, 50 apartments have now been pulled to pieces to try to fix the problems and it may be another 4 weeks before people can return home. Disgraceful. Let's hope this mess is a wake up call and we actually reinstate the rules and laws which were disbanded because of greed.

There were no tenders just a 'design competition' ..winner got the contract.
Wollongong Council NSW got sacked a few years ago.. developers and town planners in cahoots with each other..Incl a female planner having an affair with a developer (both married, she accepted gifts etc).The city had a limit on how many levels a multi storey building could have and one of the dodgy things the Concil approved was a building that was going to be much taller (never got built from memory because they got busted).

Interesting what goes on Fig, interesting also that the land. Opal tower is built on is,owned by the state Govt.
I have no idea how they managed to get a 36 story building in my suburb... and the second one ( maybe even higher) is currently being built... they stand out like a sore thumb here
